Housio

Housio keeps rental paperwork in one place: properties, units, tenants, leases, rent payments, expenses and meter readings. The same data opens in your browser, on iPhone and on Android, so a reading you take in the boiler room is on your desk before you are. It is built for people who rent out an apartment or two as well as for small agencies looking after property for someone else. PROPERTIES AND TENANTS • Properties and units with address, layout, floor area, purchase price, mortgage and photos • Tenant records with contacts, children and other members of the household, and permanent address • Leases with term, rent, deposits and attached documents; anything you delete waits in a bin and can be restored • Insurance policies, inspection dates and the energy performance certificate • Free-form notes for everything that does not fit a form RENT AND EXPENSES • Monthly ledger showing what was due, what arrived and what is still open • Up to three part payments in a single month, for tenants who pay in installments • Expenses by category with supplier, invoice number and a photo or PDF of the receipt • Month-by-month overview you can look back through METER READINGS • Cold and hot water (up to three meters each), electricity and gas • Consumption between two readings is calculated for you • Unusual consumption is flagged, and the threshold follows how many people live in the unit, so a family of five is not flagged for using more water than a single tenant SHORT STAYS • Stays with arrival, departure, nightly rate, cleaning fee and local tourist tax • Guest register with name, date of birth, address, ID document and purpose of stay • Occupancy read from your Airbnb and Booking.com calendars over iCal DOCUMENTS AND EXPORTS • PDF rent invoice, payment confirmation and annual statement • Excel export in your own language • Full export of your data (GDPR) WORKING WITH OTHERS • Invite colleagues into a shared team (Business plan) • Give an owner or investor a separate overview of their own property with its yield and occupancy, and nothing from your other clients REMINDERS AND LANGUAGES • Email alerts for leases coming to an end and rent that has not been paid • Ten languages: English, German, French, Italian, Spanish, Polish, Czech, Croatian, Russian and Ukrainian WHO USES HOUSIO • Landlords with one apartment or with twenty • Families renting out an inherited apartment • Small property management agencies working for several owners • Hosts who combine long leases with short stays YOUR DATA Your records stay yours.
