WHAT GOES INTO YOUR SCORE • Official fire-hazard zone — the regulator's published classification for the parcel. • USFS Wildfire Risk to Communities — annual burn probability and flame length, read separately. • Vegetation and fuel load — satellite-derived land cover around the parcel. • Fire history — recorded nearby fire perimeters, weighted by how recent and how close. • AI imagery analysis — a computer-vision model reads roof, vents, eaves, decking and defensible space from aerial and street-level imagery. • Terrain — slope, aspect and exposure from public elevation models. • Fire weather and climate — seasonal wind, drought tendency and a fire-weather index for the area. • Road access and brigade response (opt-in) — drive time over the road network from nearby fire stations, plus single-egress and narrow-access flags. • Fire-spread simulation (opt-in) — for higher-risk parcels, a physics-based model of how a plausible nearby fire would move.
