PropHours: REPS & STR Loophole

PropHours is the hour log for real estate investors who need to prove their time. Track every hour and every receipt for each property, see your progress toward the 100-, 500- and 750-hour tests, and give your CPA records they can rely on. Built for short-term rental (STR) hosts, long-term rental (LTR) landlords and anyone claiming Real Estate Professional Status (REPS). LOG TIME IN SECONDS • Describe what you did and AI fills in the property, category and minutes • Dictate by voice, scan a receipt, run a timer or log it by hand • Templates and Quick Add for the tasks you repeat • Calendar suggestions turn bookings and calendar events into entries you approve with a swipe • Visit reminders (Pro): set a location for a property and PropHours reminds you to log your hours after you leave. This feature uses your location in the background, even when the app is closed or not in use. Location is never used for ads. EVIDENCE FOR EVERY HOUR • Attach receipts, photos and documents to each entry • See which records are still missing evidence • Every record keeps when it was logged and whether it was edited, so your history is audit-ready WORK WITH YOUR ACCOUNTANT • Give your CPA live, read-only access to the properties you choose • Your accountant can ask for a missing receipt, photo or document; you get a notification and attach it in a tap • Accountants sign in free at prophours.app/cpa and export a CSV and every receipt at tax time KNOW WHERE YOU STAND • Progress rings for each property and your annual total • Pace coaching shows whether you're on track before year-end • Participation review checks your hours against the 100-, 500- and 750-hour benchmarks, with an evidence checklist CONNECT YOUR TOOLS • Booking calendar sync with Airbnb, Vrbo, Hospitable and any iCal link, plus Google Calendar • Log hours from ChatGPT and Claude • Invite a spouse, co-host or team member to log their hours to your properties READY AT TAX TIME • Export a CPA-ready tax package with your hours and evidence • Your records sync securely across your devices PROPHOURS PRO Unlimited activity logging, evidence on every hour, AI and voice logging, booking and calendar sync, logging from ChatGPT and Claude, accountant access and CPA-ready exports.
