Full description
A Japanese-language study app for Japan's Condominium Management Business Chief exam (管理業務主任者). Please note: the interface, the questions and every explanation are in Japanese. Japanese reading ability is required. ■ What it is 112 original questions written to the published exam scope and format. The 61 questions based on law were machine-checked against the current articles in e-Gov, the Japanese government's official legislation database. ■ The law is re-checked against the source every week The articles behind the legal questions are matched by machine against the current text in e-Gov every week. A question whose article changed in an amendment is flagged, reviewed, and fixed without an app update. ■ The pass mark moves every year There is no per-subject cut-off, and the pass mark changes yearly (38 of 50 in fiscal 2024, 36 in fiscal 2023). The app treats 72% overall as the target and judges where you stand from each area and your total. ■ An explanation for every choice Every one of the five choices in the app carries its own explanation, not just the correct one, so you learn why a choice is wrong rather than memorise the answer. Note that the app's questions have five choices, while the real exam uses four. ■ The statute behind the 61 legal questions The 61 questions based on law show the underlying article from e-Gov, so you can verify the explanation against the law itself. Accounting, building and bylaw questions show a summary of their source. ■ Mock exams Four areas: law, bylaws and the Condominium Management Act, accounting, and buildings and services (the real exam is 50 four-choice questions in two hours). A half mock of 24 questions and a full mock of 50 questions, with an area-by-area breakdown. ■ About the qualification The Condominium Management Business Chief is a national qualification under Japan's Act on Advancement of Proper Condominium Management; the exam is run by the Association of Condominium Managers of Japan. Condominium management companies must employ holders to explain key contract terms to owners' associations and to report on management work. There are no eligibility requirements. Exam dates and procedures can change; confirm them on the examining body's official site. ■ Offline and private Android 8.0 or later. Questions are bundled in the app, so you can study offline. The app goes online only for question corrections and purchases. There is no account to create, and your study record stays on the device. ■ What is free 10 drill questions in total, one half mock exam (24 questions), and 3 days of the auto-play review mode. The allowance does not reset daily. A single in-app purchase unlocks the rest. It is not a subscription, and there are no ads. See the In-app purchases line on this page. ■ Sources and relationship to government bodies ・Association of Condominium Managers of Japan (examining body) https://www.kanrikyo.or.jp/ ・e-Gov law search, Act on Building Unit Ownership https://laws.e-gov.go.jp/law/337AC0000000069 ・e-Gov law search, Act on Advancement of Proper Condominium Management https://laws.e-gov.go.jp/law/412AC1000000149 ・e-Gov law search, Civil Code https://laws.e-gov.go.jp/law/129AC0000000089 ・e-Gov law search, Building Standards Act https://laws.e-gov.go.jp/law/325AC0000000201 ・Ministry of Land, Infrastructure, Transport and Tourism https://www.mlit.go.jp/ This is an unofficial study app made by Particles and Waves. It is not affiliated with, endorsed by, or representative of the Association of Condominium Managers of Japan, the Ministry of Land, Infrastructure, Transport and Tourism, or any other government or examining body, and it does not guarantee a pass. Questions are original work based on the laws above and the published exam scope. They are not reproductions of past exam papers. Unit Ownership Act questions reflect the amendments in force from April 2026. English text prepared 2026-09-24 from the Japanese listing, verified against the shipping app.
