Full description
Iota Home is a mortgage calculator for figuring out what a home loan actually costs you: the real monthly payment, the full amortization schedule, and what it takes to pay it off early. No ads, and no account required. The mortgage calculator works the moment you open it. Sign in only if you want your scenarios saved and synced across your devices, and that account is free. Most mortgage calculators stop at principal and interest. This one puts property taxes, home insurance, and PMI into the payment by default, so the number on screen is much closer to the check you write every month. MORTGAGE CALCULATOR Enter your home price, down payment, interest rate, and loan term. You get the monthly payment, the total interest over the life of the loan, and a complete amortization schedule. Fixed-rate and adjustable-rate (ARM) loans are both supported, including intro rate periods, adjustment caps, and what the payment looks like once the rate resets. AFFORDABILITY CALCULATOR Trying to work out how much house you can afford? Enter your income, your debts, and what you have saved for a down payment. You get three price ranges, conservative, traditional, and maximum, based on standard debt-to-income lending guidelines, with front-end and back-end DTI shown for each one. REFINANCE AND PAYOFF PLANNING Model the decisions that actually change the outcome: - Refinance: find out whether a lower rate or a shorter term beats the closing costs - Extra payments: see what an extra $200 a month does to your payoff date - Lump sum: model a one-time principal payment and the interest it saves you - Recast: work out your new monthly payment after a large principal payment - Cash-out refinance: see what pulling equity out of your home really costs COMPARE SCENARIOS SIDE BY SIDE Save as many mortgage scenarios as you need and put them next to each other. Monthly payment, total interest, payoff timeline, and equity growth, all in one view. Useful for 15-year against 30-year, or for two competing lender quotes. PORTFOLIO VIEW Keep every saved mortgage in one place, with equity milestones, payment countdowns, and a combined view across properties. FEATURES - Full amortization schedule with year-by-year snapshots - Property tax, home insurance, and PMI included in the payment - ARM modeling with intro rate, caps, and post-reset payments - Extra payment and early payoff analysis - Equity milestone tracking - Total cost breakdown charts - Share any scenario with a link - Dark mode - No ads CREATE A FREE ACCOUNT - Save more scenarios and reach them from any device - Cloud sync, so you pick up right where you left off - Portfolio tracking across all your saved mortgages - Sign in with Google or email in seconds Calculations run on your device, not on a server. Whether you are a first-time buyer working out what you can afford, a homeowner considering a refinance, or someone who just wants to know what an extra $200 a month does to the payoff date, Iota Home gives you the numbers to decide on. Iota Home is an independent planning tool. It is for education and planning only, it does not constitute financial advice, and it is not a loan offer. Always confirm figures with your lender.
