Homula: Real Estate

Homula is a property search for the Greater Toronto Area, run by Homula Realty Brokerage, a member of the Toronto Regional Real Estate Board. The app is the Homula website, installed. The same account, the same saved homes, the same alerts — without a browser around it. WHAT IS DIFFERENT Every listing comes from the Toronto Regional Real Estate Board, refreshed through the day. What is different is what sits around it: • School catchments, drawn as the board publishes them • What the property sold for before, and when • What comparable homes went for • Development applications filed nearby • What the census says about the few blocks around the address Those are the questions people ask after they like a photograph, and they are usually the ones a listing page leaves you to go and research. SEARCHING • Draw an area on the map and search inside it • Homes near you — the location is rounded before it leaves the phone, and it is not kept • Change a filter without losing your place on the map • Type an MLS number, a city, a neighbourhood or an address and it suggests the rest • Save a home, or watch a street and be told when something happens on it WHAT NEEDS AN ACCOUNT Sale prices and a property's listing history are shown only to registered users who have confirmed their email address and accepted the real estate boards' terms of use. That is a condition of the licence the data comes under, not a sales tactic. Registering is free, takes about a minute, and you can delete the account yourself at any time from homula.com/delete-account. THREE THINGS THIS APP WILL NOT DO • No artificial intelligence touches the listing data. The board's agreement prohibits it, and we hold to it: no listing is summarised, rewritten or described by a model. The remarks you read are the listing brokerage's own words, reproduced exactly. • No mapping company is told what you look at. An 887 MB map of southern Ontario is hosted on our own server rather than fetched from a tile service, so no third party receives a request for every property you open. • A seller who opts out stays out. Where a seller has kept a property off the internet it is absent here — not hidden behind a filter, but never loaded. Where they have suppressed the address, the listing appears without one and without a map pin. Where the data is uncertain the app says so rather than smoothing it over. An estimate built from too few comparable sales does not appear at all, a school boundary is drawn as the board's published line and not as a promise, and an address that could only be placed approximately says so. ABOUT THE DATA Listing information is licensed from the Toronto Regional Real Estate Board and PropTx. Everything else — addresses, schools and their results, census figures, road centrelines, planning applications — is public data from municipal, provincial and federal sources, each named with its licence at homula.com/attributions.
