Dwellrs

Dwellrs — rent, simplified for both sides. Whether you're paying rent or collecting it, Dwellrs gives you one clean app for your whole rental life — payments, maintenance, notices, receipts, and the proof of everything that happened. No more WhatsApp threads. No more "Did you get my transfer?" calls at 9pm. Built in Lagos. Made for both sides of rent. FOR TENANTS PAY RENT THE EASY WAY See exactly what you owe and when. Pay rent, caution fees, utilities, and custom bills directly from the app. Card, bank transfer, USSD, Flutterwave, Paystack, OPay, Nomba — pay the way you actually pay. Every payment generates a receipt you can download or share. AUTO-PAY Set up direct debit once. Your bank pulls rent on the due date. Stop forgetting. Stop being chased. Stop paying late fees. REPAIR REQUESTS WITH PROOF One tap to report a leaking tap, broken AC, blown bulb. Add photos, describe the issue, watch it move from Pending to In Progress to Fixed. Everything is in writing. NOTICES YOU ACTUALLY SEE Building maintenance Saturday? Rent review? Notices land in the app, push to your phone, and stay on the record. Acknowledge with one tap. TRACK YOUR MONEY Every payment with a receipt. Every refund or release of your caution fee. Exactly what's pending, overdue, paid. Refundable deposits visible in escrow until they're released back to you. FOR LANDLORDS AND MANAGERS COLLECT RENT, ON TIME Invite tenants, set their rent and bill schedule, and let the app collect for you. Real-time dashboard of Expected, Collected, Pending, and Overdue revenue. Per-property breakdowns. Payouts to your Nigerian bank account. PROPERTY AND UNIT MANAGEMENT Add properties, configure units in bulk, attach bills, set late-fee rules and grace periods. Refundable deposits (caution fees) sit safely in escrow until you release them on rent day or refund them at lease end. INVITE TENANTS IN MINUTES One link or email. Your tenant accepts, sets up their account, and lands on a unit-specific dashboard with the bills you defined. MAINTENANCE WORKFLOW Repair requests come in with photos and category. Accept, assign a caretaker, mark in progress, mark fixed. Tenants see every status change. No more "did anyone call the plumber?" NOTICES, EFFICIENTLY Send rent reminders, building notices, and lease updates by property, by unit, or to selected tenants. Tenant acknowledgements are tracked. MULTI-PROPERTY, MULTI-MANAGER Manage properties you own AND properties you manage on someone else's behalf. Add team members with scoped permissions: who can collect, who can manage maintenance, who can see what. PAYOUTS YOU CAN TRUST Money flows through licensed Nigerian PSPs (Flutterwave, Paystack, OPay, Nomba) and lands in your bank — every fee transparently itemized. BUILT FOR BOTH SIDES • Naira-first with full multi-currency (USD, GBP, EUR) for diaspora • Late fees, grace periods, and caution-fee handling built in • Push notifications grouped by category — mute what doesn't matter • Light + Dark mode • Designed for Lagos cellular, not Silicon Valley fibre • Chat between landlord and tenant inside the app, with the property context attached • Public ratings — leave them, receive them, edit them anytime TRUST Caution fees stay in escrow until released or refunded. Every payment, every refund, every notice read is logged with a timestamp. You always have proof. WHO IT'S FOR • Tenants renting in Lagos, Abuja, Port Harcourt, or anywhere in Nigeria • Landlords and property managers running 1 to 100+ units • Diaspora — landlords abroad, tenants paying NGN, USD, GBP, or EUR WHAT IT'S NOT • Not a property-listing app — Dwellrs starts at the lease • No loans, no airtime, no side hustles — just clean rent Already on Dwellrs?
