Walk into the decision room already knowing the number. A conceptual estimate normally arrives weeks later, and only after someone has produced conceptual architectural design for it to price. That is the trap: you are asked what a floor will cost at exactly the point where no design exists yet. Forecost starts from what you already know — your space needs.
